I was thinking about structuring a deal as follows:he owes the 1st mortgage $211kI was going to go in and give him $5k entry fee at the sale price of $235k.I need about 5-6 months to rehab the property, list it, and sell it off for the projected 375k.any guidance on how to structure this would be highly appreciated as I want to make sure that when this property sells he is only entitled to the $235k price, which $211 will be going to the mortgage pay off and remaining in his/and his future ex wife pocket. 

Hello Everyone, I was looking to invest on my first out of state investment in Ohio and I was very surprised to see many listings showing totally different things, not sure what to trustFor example, one of the SFH property in mls (or redfin or zillow), listed for sale with 3b and 2 baths 1500 SqFt. the listing expired after few months as there were no offer and it now reverted to 2b 1bath 918 sqft!!!

I keep an updated list of potential investment properties on the mls. 

For example, do you get lists and do mailers or call people from sites like PropStream or other others?
