in our new construction we do NOT provide refer or washer dryer.. supply chain is so fouled up.. and that way we dont have to warranty them and sure enough they get dinged then we have to replace them.. so NO never provide refer or washer dryer in our new construction many do but we wont. 

They don't and it's not.Still, there is value in finding the gold nugget, before the gold rush.

I know how to pull records using the county clerk website and I know it is important to have a clear chain of title, but there is so much info that comes up when you do one of these title searches.

However, you could approach a local lender (not a national chain) tell them what you are looking to do, and see if they have a way to work with you on the down payment requirements. 

Or that same money split between stocks, gold, and investing with a reputable REI.  

Rehab of unit 1 began in Nov '21, and was highly affected by pandemic-related supply chain issues with appliances, cabinets, countertops and bedding, as well as delays due to the holiday season and an exposure to COVID, etc.

There are various investment options like fixed deposits, gold, stocks, real estate investments, and even venture capital.

I’m not comfortable with crypto and hoarding gold seems silly to me but I’m here looking for advice so I’m open to any knowledge people are willing to share.
