If that is the case, then your options to sand and re-finish are limited....the real wood part is only 1/4", if that, so the sanding cannot be too aggressive.

I can usually take someone who is new to RE into a specialized area to operate, but there are prerequisites that need to be there to work with them.

The reason we bought the property is that there is an 8-acre clearing at the peak of one hill which is where we planned to build the future homesite as it has an amazing view and a nice, mostly flat area (see second picture for a bit of the view).

Also if you have a business for just buying/selling land only and spend money/milage traveling to properties BUT don't make any revenue from the business the first year can you write off those expenses?

If I sold the unit today, I will walk away with $100K in profit after agent commission etc.Given I cannot offset rental losses ($26K) against W2 (not a RE professional), any advice re: thoughts below:1) sell the rental in the next 3 years (under the 5 year and 2 as a primary occupant) to avoid Capital Gain.
