Getting a STR right outside city limits will probably continue to be an option for the foreseeable future.

More important is the equityMany people will overpay to get a home on seller financing then realize they overpaid and cannot refinance because a lender may want 20% equity which could be a tough hurdle to overcome in the future if prices stay stagnant and you have a balloon in say 5 years.

I would also go on rentcast to see what the comps are in the area to get a projection of the rental market, but the property manager/realtors can give you that info.

I'd start by assessing their performance - compare the actuals to the airdna / bnbcalc projections, assess the ratings and reviews on the listing.

The earlier you start in your RE journey, the better off you will be in the future.

Also, the age of the mobile homes can limit your cash flow in the future.

Some numbers for the house:Purchase price was 275k, current loan balance is 235k, projected sales price would be $450-500kThe current mortgage plus maintenance is currently $2,200.
