There was an article in the paper today about the diminished supply.

If you look around you can usually find a discount reseller locally to you that may sell building supplies.

I would add some patio furniture on the front porch and a boxwood wreath to the front door. 

Staging: It was rented with furniture when we took pictures, but my tenants moved out in June so it is no longer staged.

In both scenarios we are waiting to buy our home last because my husband is concerned that buying a home now will make it difficult to save for the investment property i.e. cost of furniture, maintenance of home, mortgage, etc....

Move a couple of sticks of furniture in, turn on the gas/electric in your name,...  

The missing furniture and damage from the dogs is something you would likely have to sue the tenant for assuming you can prove that they stole and/or damaged the furniture.

I think for students, having a partly furnished placed might be attractive if they are moving away from home for the first time, but I bet the furniture would take a beating.
