If I were to cut out another 18% it wouldn't be worth the extra few dollars at all because furnishing costs wouldn't get repaid for 4 years. 

Furnished finder and airbnb (set min stay for 30 days).

When using a platform like Furnish Finder targeting travel nurses with typical contracts for 13 weeks or more, you will follow the same process at LTR with screening, creating a lease, etc. in which your rental will be more than 30 days (you can also require a minimum rental amount, aka. 2 months or longer). 

I'm a Realtor also and helped two buyers purchase homes literally 3 and 6 houses away last year so I had some confidence in the values over there.We rehabbed it as if it was a flip for max resale value and can always fall back on that as Plan B for a decent profit if the Airbnb does not work out even if we lose on the furniture.Plan C can always go to mid term rentals since it is furnished but I don't think it will come to that.

I rent them with utilities and fully furnished.

I made the other unit a fully furnished short term rental for traveling nurses in the winter and Air BnB during the summer.  

However, we will be involved in the day-to-day functioning of the rental by arranging bookings, answering inquiries, furnishing cabin, repairing cabin, among other activities related to the cabin. 1.
