Fortunately, we were able to obtain a good portion of our legal fees from the borrower and her attorney, as a judge ruled that many of the borrowers lawsuits filed to stop the foreclosure were frivolous.Unfortunately, during our 18 month battle to gain ownership, vandals had stripped the property of HVAC units and copper piping.

This one was a great learning experience and we are very fortunate for the deal we were able to secure on the purchase end - it allowed for a few mistakes that needed correcting and cut into profit, but we ended up meeting our GC that handled the next few projects and took a lot of stress off of piecing together individual contractors.

Maybe, you get a new loan, the tenant moves out and now you have a vacancy for several months that costs you a huge loss, you have to pay a fortune to put the unit is pristine condition to re-rent it and your recovery plan fails and your investing career becomes more miserable.Don't ever make another business decision based on some so-called expert's advice.

I listened and learned and came up with excuses not to invest yet, thousands and thousands of excuses...not enough money, markets too high, not the right time, what if this happens what if that happens, etc, etc...2.)I was fortunate enough to marry a women who got sick and tired of hearing how great real estate was from someone who never bought any real estate(outside of primary home) and wasn't afraid to tell me...within a week of her telling me and coincidentally talking with another investor who said sometimes you just have to do it, I had bought my first rental property.3.)Have a goal and set a timeline of how long you can just educate before you have to take true action steps, write down your action steps, and have an accountability partner you talk to specifically about this goal at least once a week. timeline should be 1-3 months.
