This is a small business (husband and wife) that's not even registered as a property management company.

High fees - Any business has startup and ongoing costs. 

Would appreciate advice on whether or not I’m going in the right direction with  the business plan Iv created.Other topics I’d like to discuss… -Should I start an LLC before first purchase.

Find out what is realistic, what fires you up and formulate a strategy based on the resources you already have. 

Pay your expenses for each property out of the respective LLC' account; ideally these should be business accounts.
