I suggest you write up a contract with your seller and take it and your GFD to a local title agent. 

Let them know you're the new owner, that you will be abiding by the lease terms they currently have, give them your info to be able to make payments, any website/payment portal platform.I would keep it short and sweet.

Can you please advise me on how to purchase an out of state home where the owner has a reverse mortgage on it? 

Most wholesalers either do an open house to their list or send property's out to their best buyers first to keep them happy.
