Hello , I have a rental property in memphis and now planning to get second one.I need to understand if I cash-out-refi my first property and put the cash downpayment on second one , Should I consider that as 0% downpayment Or 20% downpayment to calculate if the numbers make sense.Also suggest if I should do it at this point or wait some more time.

Hey everyone,I thought of this hypothetical scenario where I would do a seller-financed deal on a property valued at $250,000.

All that I have to do is either type my name or the business name into a search engine, and on the first page of the search I have a hit with the LLC and my name on it.

My initial thought is to invest this into the stock market (Amazon, Tesla, Google, etc...) and keep doing that for the next two distributions as well, ultimately pulling it all back out, plus the earnings (hopefully) in 3 years time to purchase a house.Based on the plethora of experience in these forums, does the above sound like a good plan?

Are you currently focusing more on residential or trying to transition fully into real estate investing?

The description talks about the buyer assuming the Point of Sale, so I would assume there's a decent amount of violations on there at this price, but if not, it looks like a pretty good deal.
