Our favorite is just simple mutual funds until we have enough save up for a down payment on more units.

The process was NOT easy.I had to submit:2 years of tax returns for all my businesses, P/L statements for all businesses for past 2 years, P/L statements for all businesses for current YTD, Invoices to prove businesses are still open and operating, E-file tax receipts for 2019 for personal and all businesses, Recent bank statements for personal and all businesses, Etc. 

Is it better to do it one by one (rental, residential, or equal) so that I have a better d/e ratio or can i do it all at once through different lenders?

On top of that there are extra debt reserve and liquidity requirements.

This tenant faces some mental issues and by far is my least favorite tenant that I currently have.

We have about 300k liquid that could be used for a down payment tomorrow if needed (but realistically, would only want to use up to 100-150k for a down payment), and about 1.5M equity in our house.How do you think about these factors that you mentioned?
