You can contact the city or district and they may negotiate to lower or settle remaining taxes say for 10 to 12 thou cash and offer seller 5 thousand and his headache goes away he is obviously in trouble and not able to afford and will be losing the house really shortly try to make this a win win situation for everyone

I can warn you against certain character attributes of certain local district magistrates here: which ones likes plaintiff landlords to sit quietly and say nothing beyond the bare facts of the case, which ones prefers to learn more about both parties involved in the case and their general problems, which ones usually takes one day to reach a judgment on possession, which ones usually take three.

Golden only allows them if the owner resides in the property at least 10 months out of the year (and also has had a long-standing rivalry with Denver ;), and in Evergreen (also a distinct town, but perhaps the closest to "West Denver" on the list) STR's are technically allowed but it's become difficult to get a permit (you have to seek approval of a Special Exemption from the Board of Adjustment, then you can apply for a Short Term Rental Permit from the Planning and Zoning Division and the property must be a minimum of one (1) acre in size, the building standards of the underlying zone district must be met, adequate parking must be provided, defensible space requirements must be met, valid water and sanitation must be demonstrated, no more than five bedrooms in the dwelling).

But most municipalities have their zoning information available online including the zoning map which will show which zoning district your property is in.

Hi @Stuart Crowell,My only additional comment is that if you are working in the Highlands there are historic districts that have zoning and design overlays so just be aware (which if you are working with a contractor they should be).
