The listing went live three days ago and I have had 11 inquiries, including this one.The husband has a long-term job working for a company in another state, and has been put on a temporary assignment here in this city.At the moment the thing that makes me the most nervous is they're saying the assignment may be extended.

What you just described is called extended stay rooms and there are already hotels that do that.You would have to have lower prices than the competition by a lot to get people to choose a house in a neighborhood over a comfortable hotel room with maid and laundry service.

You could do this multiple times with one contract and if the seller doesn't want to extend the balloon and demands that you pay up you can either use private money or let the contract terms expire, relinquish the house back to the seller and go on your merry way.

For the first, increases in rates will decrease the value and extend the duration/weighted average life (WAL) of the security (decreasing value further); and because many MBS investors pay a premium when buying the security (more than 100% of par/principal balance), a prepayment of 100% of the principal can cause losses too (if you paid 103% for it, e.g.)IF they have to sell that debt and interest rates are higher they're going to lose a lot.
