Later your excuse to withdraw consent can be your insurance guy told you not to do that, or your attorney or developer or perhaps the city may say that it invites a public nuisance, you know, it's never your fault!

One point of my criteria that I learned to include over time - if someone is late, without a phone call and a darn good excuse - denied. 

Otherwise, they'll have an excuse for any mold that may occur in there.As far as the other stuff - If they break the vanity drawer, that's damage.  

Get a good lawyer immediately.California hates landlords and loves poor tenants with personal problems.Yes,she can sue you and probably will win a settlement from you after driving you insane first.Doubt she can prove that air conditioning had anything to do with his condition but,California judges like to look for any excuse to favor tenants.Good luck to you.

You can make excuses for them, but I think that is a bad idea.  

I have a tenant that's calling me on the installed microwave door being "hard to open ".. ...another called me about the fridge not "cooling enough".....I've provided appliances always....I had the fridge looked at.....regular cooling....as in excuse me, "but your melted ice cream should not freeze within 3 minutes of you putting it in the freezer?

He needs to be giving you some money every week or every 2 weeks regardless of excuses or reasons.

I have only had to issue a couple notices but they seem to be very effective, it shows you mean business and won't tolerate excuses.
