There are essentially no students, mostly working professionals, and almost all the units have been recently remodeled.I am renovating one unit entirely at a cost to complete of around $6000 and another unit is being 100 % renovated by the seller which caused a small hiccup in the loan process.Anything over $200,000 seems quite high to me, even close to the University.  

I was TOLD that if and when I die I should NOT have one house, car(I like my OLD cars), tool(of which I have hundreds)(And use them daily to rehab houses,,,,including working on theirs.)

I've found this to be an excellent selling tool.  

You need essentially the same rights to mortgage a property as to sell it. 

But my job is essentially a daily study in how to make money on real estate, and this opportunity greatly intrigues me.  

In the meantime, your score will be lower and you will have some financial risk, but self-funding is not a bad way to go about rehabs; I've self funded all of mine because it's essentially free. 

I'll have to do some deeper investigating on all the tools this site has to offer.  

The brokering without a license thing goes roughly as follows in roughly every state (check up for yourself).Essentially- if you want to make money by bringing a buyer to a piece of property you must own it.
