My guess is a 3/8" drywall was installed over existing plaster walls but no trim was removed, the drywall was just butted up against in. my brother-in-law is a contractor in central pa who does this, however to a much higher standard than what this was done in. 

The contractor has given a bid for 630 K for a turn key (including the development of a retention pond).

Plus you will have to get a water meter, electric, etc for the other lot.

I'd also love to chat with any hard money lenders, contractors, or wholesalers in the area. 

I have recently started a real estate investment company and looking to partner with experienced general contractors for SFH in the Austin, TX.

I had my contractor join me on a walkthrough of the place and he estimated around $2,000 for materials in repairs.

I had one of those early on with a contractor to the tune of $1500. 

If you intend to finance your flip + rehab your lender may either require significant experience with a burn out or that you hire a lic. contractor with proven experience.
