I sincerely would like to know why this way isn’t more efficient than going the traditional/conventional way to you?

I am considering purchasing 1 or possibly 2 of what I'll refer to as College Campus Efficiency Apartments. 

I know I'm a little late to the party but San Diego just changed some laws about efficiency units which is leading to many previously illegal units becoming legal with the proper paperwork. 

If this investment has a downside, it's that it is in this Roth IRA and yet is not my most efficient investment in my portfolio.

The real estate market is not very "efficient" like the stock market.

I do not know much about the efficiency of these two different types of heating.

I own in TN but I continue to buy in my market, just south of Portland OR because there are lots of local efficiences to knowing and being near where you buy that can not be replicated in markets that you have no knowledge of and are located far away. 

You can get started in investing with no education and just make your way through different challenges, but that would not be the efficient way to maximize your return. 

They have been efficient and communicated well with me every time. 

Still the same issues though of transfer in such a way to be as tax efficient as possible.
