Just like the others mentioned I started off with Youtube.Once I picked up traction I invested into seminars to build systems.4 years later I've done over a million dollars in assignment fees - wholesaling is definitely life changing if you commit to it.

Reading this book will literally add zeros to your bank account if you start out with this system. 

If not, what systems allow you to be so efficient?

Most things can wait or systems can be set up to only send/receive messages during business hours, but what about when you're away for a while or an off-hours emergency comes up?

Assuming ownership of multiple units forces you to put the systems in place to run your business.

I am specifically looking for a tool to automate maintaining the agreements in the lease and communications with tenants, as well as a ticketing system for maintenance requests, maybe a capitol improvement request functionality.In my wildest dreams I would find a consultant someone local to central Massachusetts who would come in and see how the portfolio is currently being managed and make recommendations on accounting and property management systems and processes for our team to evolve.

Check with some local sewer repair companies to see if a lining system will work, they will need to see the video of the lateral to determine. 

Look for something with good fundamentals, in a town with a decent school system - that way you are not under pressure to move out by a deadline.
