Each unit has two bedrooms.The average rent for a two bedroom in the location that I'm buying ranges from $750 to $900.These are my calculation:1st unit - 750 (tenant pay utilities)2nd unit - 850basement - 600 Monthly Income - 2,200Annual Income - 26,400Loan - 20 years at 4.50 %Down Payment - 20%Taxes - 4,100 The building needs some cosmetic repair nothing major so far.

i know the area im looking to invest in, its a small city, much of it being renovated and expanded, and it has a university which is also expanding. prices are decent and 2 bedroom units average $950 month. my father works closely with section 8 and i would like to have my units rented to them, as its guarenteed rent every month.let me know what you think of my plan i am looking for buildings in the 120-170k range, i want maximum cash flow, and have decided real estate is how i will invest my time and money

ATM we're pleased with our PM but we thought it may be good to diversificate.Maybe we will still invest in Tampa but in France letting all the eggs in the same basket is kinda double or quits.I've done a lot of research myself on the web to draw some rough lines for our next move.As you may guess, we want a passive investment as the primary goal is to maintain our capital.

I have a duplex built in the 50's I noticed that a similar duplex down the street was for sale and upon viewing the pictures I noticed it had a washer dryer hook up stuck in the utility closetthe owner moved the hot water heater to the left and and expanded the space I decided to do something similar in my unitsI actually used one of the hall closets there are two in the unit one near the kitchen and one outside the bedrooms I decided to use the one nearest the kitchen and ran plumbing and electrical to the closet widened the opening to accept a stack washer and dryer and installed vent holes and duct work to remove the lint.from the dryerof all the things I did in my unit from tiling to new lighting and laminate flooring over carpetprospective tenants seem to appreciate the washer dryer hook up the mostI think a close second is the laminate flooring but I wont know until it is all down and I have my first looks.this is probably old news to you veterans out there about converting a closet into a washer dryer room but I am a newbie and just happened to stumble upon this idea when I saw my neighbors house otherwise I may never had had the inclination to do it.
