Do not even look at the historical district if you're out of state.Lease options are legal, but the legal requirements are a bit too much for an out of state buyer to meet the "verbiage" and "disclosure" requirements.

Those 300+ pages of disclosures you get once you are under contract should be carefully reviewed.

Do numbers change from your loan estimate to closing disclosure, also yes, but not as drastically as you’ve mentioned unless there’s a huge oversight somewhere. 

My farm is Loveland, Windsor, & Greeley.Occupancy Code in Loveland is no more than 3 unrelated people living in the same single family home.Loveland does not require a disclosure of occupancy.
