Hey @William Graves, Our market is tough and I completely agree with @Russell Brazil when he talks about the difficulties of becoming cash flow positive with a low down payment.A couple things to keep in mind. 

The problem at the moment is that I'm having difficulty finding a home that matches the USDA guidelines and my pre-approved loan amount.

I'm going to have difficulty travelling out of state to evaluate properties/build a team given my circumstances.
