Mine seems to be the safe. all too often I bend over for tenants only to be taken advantage all. they all seem to feel that "oh you're a landlord you're rich" when I send late notices or complain when rent isn't paid on time.

At standard 70-80% LTV, you'd be crazy to finance w/ an interest rate over the cap rate.For a mostly cash deal, you could safely borrow a small portion of the purchase price over the cap rate...though I still wouldn't likely do it.

Most all lenders will require some "skin in the game" or a downpayment.Down Payment: I've seen as low as 10%, 20% is more common, and 30% is a safe number to prepare for.

Considering the Supreme Court just ruled that you're allowed to sue HUD over unintentional clumping of low income housing, I'm guessing you'd probably be pretty safe to sue a township over overtly excluding it.
