If u are talking the 1900s brick or Big wood multi stuff in that area I think u are looking at LOTS of deferred maintenance.

If the tenants have been in there a while and there is deferred maintenance I'd plan on them moving out in the near future, rehabbing the units, and getting new/better tenants at higher rents.

Now, the 1031 provisions are exclusive to real property (i.e. real estate).Depending on the value, you might wish to explore the Deferred Sales Trust strategy which allows for the deferral of gains taxes, while using the proceeds in any manner you wish.
