FHA will let you buy another property and rent out the current one you're living in - if - you have to move far enough away that the commute to the job from your current house is too far to be reasonable.Example: My daughter bought a home in Salinas, CA, near Monterey where she was working, with an FHA owner-occupied mortgage.

Not an expert, but helped my daughter deal with her FHA loans and she rented out her first home after living in it for a couple years and FHA didn't have a problem with it.

I just passed my 1yr mark but didn't really start working until my daughter was 2mos old last March and have already been the top listing after within my company for this region 1mo and have had to stop actively looking for new listings because I had more than I could keep up with.

My daughter for instance, can actually (and has) buy a property and pay less in payments than the same property would be for rent, and that's in the SF Bay Area.You could also buy, then rent out rooms.I completely understand not wanting roommates, though.

When I had a rental, they wrote the checks out to my name, and same for my daughter when she had a rental.At any rate, I wouldn't worry about that at this stage of the game.
