We state on the notice that failure to respond by X date results in default of option 2.

I was actually using the Realtor app but I'll check out Redfin.I always try to be skeptical of what the property descriptions say and not takimg them for face value...that's one reason why I'm having trouble analyzing.

Your PM should give them a simple notice that their lease WILL terminate on the aforementioned date.

Reschedule the closing date.
