People can tell when landlords don't give a crap about the houses, and therefore tenants don't give a crap about the house, it's a slippery slope.Who you rent it out to doesn't matter. 

Plus i never ever want to be on anyones mailing list its all a bunch of crap as far as i am concerned..

They of course have a different opinion. not sure in SC as I don't hold rentals there.. but I have been buying courthouse steps and tax sales going on 40 years now.. and hold over tenants in all of my deals and they number in the 100's have always been subject to eviction laws not trespassing.. and crap out here in liberal land west coast many times even full blown squatters the cops will tell U you have to evict.during the GFC in CA untold thousands of people moved into vacant homes and squatted for years.. they knew they could get cash for keys..

The boomers still have tons of crap and they are downsizing, but when they die I am not sure their kids are going to keep all their crap.One segment of self storage I think is interesting is the "man cave" units.

If you want to learn this industry leave that crap behind.

Hope I didn't crap on your ambition here, no answer is perfect so don't just take my word for it.

I always push for ERTS too but once it's an owner advertising on MLS and claiming to have strong offers already, I dont see why anyone in their right mind would just hand over the listing without any competition agains the work they've already put into marketing and leads/offers.Ie once a FSBO breaks down and takes an ERTS what if the the exclusive agent with right to sell after weeks and weeks doesn't bring any better offer and then the FSBO decides to go with an offer made right before the ERTS, the agent is still likely to claim they spent so much on marketing and such and so now want at least part of the commission per later agreement, when in reality the ERTS agent did not perform at all - just wasted his clients time-  and the FSBO performed better without agent and now has to deal with possibly being held liable for agent's marketing expenses etc when agent delivered nothin but crap.

Bad crap happens.
