It sounds like you are just looking for people to confirm your own view that the Atlanta market is over priced. 

You can look them up at the Indiana Secretary of State website to confirm they are registered in your state. 

I can confirm KW has great agent training, and would definitely start there before any other brokerage.

It also checks criminal and eviction status & gives me the info on the evictions so I can confirm whether it is my applicant or not (they aren't filed by ssn here, & lots of john smiths ;) ).  

I would suggest you either prescreen people a bit over the phone before scheduling a showing time (asking questions about pets, income, and credit score eliminates 75% of the callers right there) and then confirming with them an hour or so before the showing (tell people if you can't reach them to confirm an hour before the showing time, the showing is cancelled), or, just publish a rental open house times like 7-9pm Wednesday night and 11-1pm Saturdays.

The water and electric coOp is always good about calling me to confirm when the billing is changed, they do an awesome job!  

As @Chad Urbshott suggested, you will want to check with the City of Guelph to confirm such a use is permitted in that location ... and to determine whether you need to be licensed.
