<g>Ever notice how on those carpenter shows even the most complicated wood working details:  complex finger joints, delicate inlays, and etc. all fit Perfectly the first time?

While it may work in individual tenant circumstances, on the whole aiming for large amount of public assistance to rescue a complex isn't a sound strategy. 

I'm curious if anyone here has actually had any luck in pulling off this scenario.Small community bank is selling an apartment complex - in this case its 14 units.Instead of a traditional sale, they simply assign the property to an investor (Me) for say 5% down payment and at a good rate.  

I'm still trying to figure out my niche in commercial R.E. but I have narrowed it down to apartment complexes or mobile homes.  

I have not done any deals as of yet, but I want to specialize in commercial real estate, either apartment complexes or mobile homes (still undecided). 

The good news is that lazy investors thinking they can pluck sweet deals of the MLS will give up and the hard working ones like us will scrape up our deals the old fashioned way...

Moral of my story,  I need a couple apartment complexes as soon as possible! 

Do any of you multifamily owners operate one of your units differently than a typical long-term rental? For example, do you think its a good idea to operate one apartment in a fourplex as a short stay, corporate housi...

There are some excellent deals in stockton, manteca, Tracy for entry level, new or very experienced investor willing to drive a little extra and have a bigger wallet, for what you can buy in bay area, you may buy an entire apartment complex or multi-family.  

Other than the neighborhood the house is in, most other renters in the area are in large multifamily apartment complexes.
