Hey @Eric Moe I am a transactional attorney in Northern Colorado and new to BiggerPockets as well.  

I had some issues with getting the C O but I'm trying to give the buyer a credit so we can close with a temporary C O once that's settled I'll be closing .

Have you looked into co-signing on a mortgage and making the payments?

They also have many small groups that focus on a geographic area (Williamson Co., Murfreesboro, etc.) or by investment topic (land lording, notes, etc.).

I've tried JV/Co-selling.

I could not agree more, I Always advise using your own title co.

I realized that me working was not going to give me the financial stability that I need for my family so I am educating myself, networking, and my goal is to either co wholesale or wholesale a property within the next 30 days. 

I have a rental in Sherrelwood, CO that I owe 107,000 on.

I live in the Indianapolis area and I'm a Real Estate Broker, I own a property management co., and I also own and manage 22 units personally.

I would like to partner up or go under some ones wings so I can learn the ropes I do have a lot to offer I have 3 work trucks and a large trailer for houses that need cleaning or fixing my 2 older sons have a contracting license they are insured and bonded in Colorado and can fix and repair almost anything in a house from drywall replacement to painting to changing out sinks to changing out counter tops you name it we can do it  if you need help in the property management area my wife has been doing it for over 10 years from working at Windermere at Fort Lewis WA to working in the springs watching over about 120 houses threw the company she works at now.
