Buying a house using an FHA will allow you to put only 3.5% down with a very attractive interest and no many limitations.HDFC will allow you to get properties for dirt cheap with a higher down payment and much more limitation.I'm looking to make the most profitable decision, what would you suggest?

I would figure out the penalties for moving early or payback terms and then make a decision but am leaning to taking both. 10k is a great incentive to stay if you are trying to build your portfolio and a great incentive to buy a nicer property that will hopefully be less maintenance.

Look at your loan estimate and see what the difference would be by not buying the rate down and how long it will take to realize a gain by buying it down and then make a decision about which way would be better.
