My plan with that is to paint all of the walls and fix the garage door which is all that needs to be done and occupy it for 6 mo- 1 year and then rent it out for a year and move back with ma and pa.

Plus you may get more applicants to choose from.

I have only flipped 3 houses so far with varying hours dedicated to each...My first flip I ended up doing the interior painting, exterior painting, hardwood flooring and the kitchen tile backsplash and some miscellaneous punch list items.

However, if, as a wholesaler, you can provide real value in this area to your buyers, you will stand out above the rest... and gain a huge advantage.My student, in Jax, of all places, actually went to Home Depot and priced out stuff like counter tops, flooring, paint, appliances, fixtures, etc, etc and created a spreadsheet in excel.

Some folks choose to implement a LLC between the 401k trust and real estate investments.  

I can only offer this advice; if you choose to go to work and school at the same time get all your stuff in order. two years of W2's or taxes, (or less if you go with the right agent/lender) a good downpayment, no debt, and if your family has given you investment properties put those in too so you can qualify for more cash.
