This summer the whole family gets to paint the exterior of a duplex, the kids are thrilled.  

My plan was to flip a home or two using my VA loan during my summer breaks and then use that money to put down on either a single family, condo, or multi-family home for a consistent cash flow to build up during my school year where I'll be busy.

Even a summer home will raise the rates so be careful on how long you wait to refi because the rules may change and the savings now my not reflect the way the bank looks at your property Rental (risky), single family home primary residence (not as risky)

The tenant called and stated that the air temperature was reading 12 degrees higher than what it was set at and the house was rather warm, as it typically is in the Texas summer.

Portland, ME is a stable market, lots of competition for deals, small inventory, and the spring and summer has produced great comps. 

We are in humid South Carolina, in the dead of summer but the high temps are scheduled to be about 90 this week.. not sure about humidity. 

I got divorced last Summer and got a property as part of the divorce decree.
