I am primarily considering small multi-family as my initial investment niche and BRRRR as my strategy, but am open to other ideas as I an pretty much a blank slate as of now.

Ive got a blank slate contract from a title company but at this point i'm really stumped on what I do next.

I take a purchase contract with sales price left blank, COE left blank, and everything else filled in.

Lots of my tenants come from small towns,... on occasion I’ve talked to their former high school teachers (I spent time in that world and it’s not uncommon for a common acquaintance to pop up).

The same advice has been given to me too on multiple occasions.

There has been some deals that came at a time where I already had projects going and it would have been best for me to have simply shared that deal with other buyers.On a few occasions I have let a couple of wholesaler acquaintances help me find an adequate placement for a deal.  

An informed customer/client/(full in the blank) is a good one...The cpa wants to wait after the first one I think to see if you are serious and because there is little to setup right nowGood luck

Really nice people, but when I asked what they used for a CRM, I got a blank stare. 

Would never let them win intentionally, but it happens on occasion anyway!

On a couple occasions have had to get a local attorney to write them a letter.
