You would need to set up a management company either as a DBA or an LLC, which is different than using your own name thus giving you the ability to separate yourself from the tenant.Hope that helps

Also, like @Minna Reid mentioned, if you're doing a traditional real estate transaction, such as a short sale, likely there isn't going to be an ability to wholesale it.

The fact that we are required to keep the current tenants (they are part of the deal), because they have a lease, and that we did not have any input in the tenant screening, should afford us the ability to at least speak with them during the process.
