You never get to see the inside of the house or asset securing the debt unless its been abandoned and the bank had to secure it and they took pics.

This mortgages on this property were being sold like crazy before the banks collapsed.

Just be aware each jurisdiction in the area has different laws regarding renting in law, or in law like suites.

bank owned are tough... they go through SOOO many stages and long time spans before they finally take that offer.

The HELOC terms differ from bank to bank, obviously, but I was under the impression that I would be able to secure 100% of my equity and I was wrong.Not sure what your current situation is, but have you considered house hacking as another method to finance your new purchase or pay down your current house?
