On any issue, try to have a third-party document the cause - IE the certified appliance repair tech states that the burner is out due to misuse, you then charge the tenant for the repair.

So theirs a property that has been foreclosed now for over a year, Aug of 16 the property was first placed on hubz, since then it has had 16 price reductions still active on hubzu and the MLS, Ive already walked the property, needs a good size reno to bring it back up to par, the question is has anyone ever encounter a scenario like this, is there anyway to get an offer in, the auction on hubzu never meets the reserve the property is going to waste, the only occupants are all the cats living in the attic and garage lol
