It seems like it may be a scam to me but for $150 test is it worth it to not have a potential lawsuit from a tenant?

My opinions only:   My gut feel is that they're above board and not a scam.  

There are a lot of scams going around and they have to worry about getting taken.

Yes, there are plenty of scams, bad offerings, incompetent managers, etc. that use RegD, but the chances of avoiding a disaster are greatly improved if the offering is Reg D rather than relying on the general exemption.4 - A properly structured Reg D offering cost starts at about $10,000.  

I actually got scammed from the beginning.

Also determine if your jurisdiction has an anti bogus ESA laws.  

This guy is smelling scam from a mile away, he immediately tries to sell you something, I messaged him and looks like one of his people who manages his messages pressured me to get on a call for a mentorship which will show me how to make 500k-1M per year through wholesaling.
