We rent 4 of the 6 bedrooms out and live in the 5th (which is a private entrance master).

It can value exact comps because computers don't understand that if two houses have the same square footage and same bedrooms, but one is completely open concept and the other is not and not updated, there is no comparison.

I'm located in Northern NJ, just outside of NYC where both property values and property taxes are ridiculous so in looking to acquire my 1st property was leaning toward a BRRRR House hack situation of ideally a 4-unit...

I am trying to run down / fix a leak that is happening on my second floor bedrooms. 

At the time my wife had extra cash laying around and our thought process at the time was "why pay $2400 a month for 2 bedroom unit when we can pay it to a mortgage ourselves?".

We have a 2 bedroom 1 bathroom home and we are adding a third bedroom and second bathroom. 

I find that hard to believe since nearby comps are selling for $220-$230k for 3/2s fixed up ( my plan was to convert the carport in to a room so it can be a 3 bedroom house).

So we lived in one side with 1 bedroom, 1 bathroom, kitchen, family room, laundry, garage.
