Hi Everyone,I currently owe about $195k on my primary mortgage and after studying comps closely (especially with my next door neighbor selling last month) I believe the house will appraise for $280k+.My mortgage still contains PMI and is currently at about $1,200/month. 

Now, this isn't a type of deal I have done and it's been a while since I reviewed these two methods so I am a little fuzzy on the specifics including some key terms so please go research this information as a starting point, I could have some stuff mixed up or things could have changed since I studied this particular issue.

You can pay a third party company to perform a cost segregation study that will break your property down and let you depreciate stuff over shorter periods of time.

There is opportunity I think in a lot of places, but you really have to study and work hard....just like every other aspect of real estate. 

But for a while now I have been studying real estate.

I’ll likely just watch and study the auctions for a while unless I can get a house really cheap.

Study all aspects of investing.
