Most mold we've found in a tenant's dwelling has been surface mold caused by something the tenant did or failed to do.

A lot of times the local jurisdictions (at least here in WA state) have a lot of storm water requirements that kick in after a certain amount of square feet of the site is disturbed with new impervious surface...so thats where civil gets involved regardless of the complexity of the site bc thats state law.I stand corrected.

I believe the EPA regulation applied to installers disturbing more than 6 SF of flooring coated surfaces-in case there is lead in the coating.

If there's enough on the visual surface for me to be concerned about, there's likely a whole lot under the floor and behind the walls that would tank me on this deal.

Water intrusion in crawl spaces and basements is very common but fortunately, in most cases easily remedied. 99% of water intrusion is due to inadequate drainage to to the condition of or lack of gutters and downspout and improper soil grading around the foundation.

Problem is this town has no rain drainage so I'd end up getting ALL of the rain water from the road as well, most likely overloading some simple trench drain.  

The location seems (on the surface) to be ideal due to all the activity of expanding the Pearl district towards Govt Hill. 

Both of these experiences have provided valuable networking and information for the institutional scale project, but have been largely surface level as far as getting in the weeds on smaller projects. 

Both my brother and his wife are USM grads, I've got family and friends that live there, and I've seen some great looking deals surface on Zillow. 

On the surface, having $1380 in income seems pretty good.
