Does anybody know the legal way to wholesale a shortsale to a rehabber or how to work with realtors who sends you a shortsale?

Is there a way to find out whether the property WAS listed at some point in the past without involving a Realtor?

It would seem that if you found homes on the MLS listed with realtors, then went straight to the owner to make an offer to avoid commissions that you would not make many friends in the realty business.
