You have less people in these towns kind of 'snow balling' wealth and really getting ahead, as compared to a growing and affluent metro, all else being equal. 

Look for cities (overall metro) population with more than 1M in population and decent population growth. 

Close to the Metro Rail that goes downtown.

So my question is simple, in the NYC metro area (Queens, Harlem, Bronx, Brooklyn, Jersey City, etc.) does the MLS still have potential?

From there, we eliminated most of the coastal states and less affordable areas of the country and focused our research on the larger metros with favorable demographics in the remaining ~30 states in the southwest, midwest and southeast.  

@Ben Leybovich interesting website, thanks for the tip, but it actually shows an oversupply for Milwaukee Metro buy a factor of 2 by 2030.

Also I think it’s a good idea to invest in the a Metro Detroit market 

I'm in a 13k town, a 1k town and a 25k town about a hour outside a 1m population metro area.
