We just opened a whole foods and Amazon warehouse down the street, so things will probably appreciate 

some things listed on the lease:STORAGE: tenant should only store property tenant owns. tenant should not store any improperly packaged food or perishable goods, flammable materials, explosives, hazardous waste or other inherently dangerous material, or illegal substances. except for tenants personal property, contained entirely on the premises, storage is not permitted on the premises.MAINTANENCE AND REPORTINGF. tenant failure to maintain any item for which tenant is responsible shall give the landlord the right to hire someone to perform such maintenance and charge tenant to cover the cost of such maintenance.G.

For credit score I mainly check how on time their payments are. a late payment here and there is ok, but I don't like seeing repeat late payments.is their income enough to cover the expenses and pay for all other utilties, food,etc?

I'm just getting started and this gives me some food for thought as I decide what strategies to follow.

It is difficult to find clients because you cannot complete with the price you charge because your clients can usually pay less than you charge to live in large facilities with beautiful buildings, swimming pools, club houses, professional nurses, physical therapists, nutritionists, larger and better kitchens and better food than you can offer.Even for the apartment buildings I own, every month or two I lose a tenant to a large assisted living facility.

This is called "cost of goods" just like parts of a computer or food ingredients. 

The latest one was a woman that kept a basement window open so the neighborhood cats could "visit" and eat the food she left out for them.

My tenant is understandably angry about the wasted time and food spoiling, but they never mentioned the food spoiling until the technician came to inspect it, so I did not know it was as urgent as an issue.
