Am I comfortable with the risk of doing it wrong or losing money for me and potentially other partners?

For me, I often lose sight of the marathon, wanting/wishing I had the intuition of a veteran already.

She was telling me that because of these two situations she is unable to sell the property without paying large fees and losing money. 

People are putting in offers $130k over ask in my area in Park Slope Brooklyn, and losing!

2) the owner has no control over a tenant “being current”...I’d lose that.

I found this deal from Nextdoor (believe it or not, for once it was used NOT for losing a pet...).

If you have to go through some litigation or get sued, and your LLC is from out of state, the odds are stacked against you and you'll likely lose.

I don't know how people can get away with this but in my field of work, I would lose my license if I mess up this badly.

Unfortunately, here in CA the deck is stacked against us but eventually we will get them out it may take thousands and 6 months and in the process it will ruin their records, it’s a lose lose but how do you explain this to a person who is ignorant.
