Mid term rentals tend to be listed on many different sites so I would also recommend looking at Airbnb/VRBO for 30+ day stays and Zillow as well if you haven't.

The larger multifamily properties can create great cash-flow but you can also make costly mistakes.As for the difference in loans, I can send you a list of lenders in Ohio.

Looking for other options for listing apartments for rent. 

Typical 6-7% cap rate on a duplex isn't enough to cover that which you listed. 

There aren't alot of recently sold properties under real estate listing tab for memphis in BP, what other tools are you using to gage the ARV?  

A management company will be able to market the home, push the listing to all the rental sites, process applications, and have a lease for you to use. 

This isnt always quantifiable, how many hits in a list will be dud with the mojo service?
