A few due diligence thoughts in no particular order:Construction costs: I’m not familiar with BC, but at first blush the construction costs seem low to me (coming from New England).

When I was younger I'd always lose some of my deposit after I moved out and wished that my landlord would have said something earlier because I would have addressed it (like dusting ceiling fan blades). 

I'm a huge fan of Hal Elrod and the Miracle morning.

I am not a fan of the heartbeat requirement.

Grays ferry doesn’t have commercial stores so I’m not a fan.

I am particularly not a fan of the felonies for theft and fraud in combination with the bartender job (hard to prove income). 

I'm a BIG fan of Self Storage - either buying existing Facilities (and possibly expanding) or Development or Conversions of new Facilities.However, a 1/2 acre is going to be a small footprint that economies of scale may be somewhat difficult to kick in. 

I'll touch on what was said regarding areas; I know a lot of investors like the Scotia Heights area but I am not a fan.
