If you plan to put new flooring down you can buy self leveling mix for about $25/bag and pour it in a few areas before putting the underlayment down.

Grilling is one civilized thing they can do to unwind after work while drinking beer and whiskey. 

Just learn the area, there’s some good duplexes in some mixed SFR and multi family zones locations that’ll be better than all multi family neighborhoods.

Utilities are the long pole in the mix as getting water and then getting rid of it is the issue. 

Most people waste $30k every year on pure crap they don't need like $7 drinks at Starbucks every day.

There would be rules though: no drinking or drugs, no houseguests, no craziness, and I was allowed to keep watch on the inside and outside of the house with cameras.
