I spent considerable time pulling comps and estimating fair market value, but given the unique features of this property, it was challenging to reach a confident valuation.

@Jerry ZhangYou cannotYou can give a personal guarantee but then you would have to have other assets.What could happen and we have seen many times is they go into default and the 20% equity cushion goes out the window due to late fees, accrued interest and legal costs.

This is because so much new multi family supply has come online.

Did you manage to find any lenders who will do this  model?

House hacked basement rental since 2017 and then turned that primary into full rental to buy new Primary and repeated HouseHacked Basement 2023.

I assume that this is a SFH so they probably won't have the best records.
