If you are partnering up just because you lack confidence to do it on your own, you may be giving away profits and adding complexity where you don't need to.

Keep in mind, they have not been convicted in a court of law and these are only allegations at this point.

If it does go to court, you can have the attorney add in legal fees to the suit.I am not an attorney, but work with one often for evictions and other things.

A Court order would be required.

The tenant is contesting it in court though, may apply for state assistance, etc and it is going slow.

It is a "commercial" property that has converted 1/2 of the area into 2 apartment complexes and the other is currently vacant commercial property (I will likely convert into residential apartments). 

The TPRs are mandatory but are very complex, most tax professionals are not taking advantage of them.
