That the person you spoke to was authorized to speak on the lenders behalf and actually knows what he’s talking about.

Would this be accomplished by a formal operating agreement listing him as an person authorized to handle affairs of the LLC even though it's a single member LLC?  

I would read books by authors not named Grant Cardone to learn about real estate investing.

Our lease does say “if the whole or any part of the leased premises is taken over by any authority having power of condemnation, this lease agreement will end.  

You need to check with the local authorities as to the legality and permits required.

As for your concern with executing documents, the LLC operating agreement (or LLP partnership agreement) specifies the delegation of authority of the managing members (or partners), so you can set it up to explicitly state that each member can act independently to make decisions on behalf of the trust.
